THE VILLAS AND APARTMENTS
There are a total of 24 villas comprising 20 standard villas and 4 super villas. The standard villas have an internal floor area of about 260 square metres [2,800 square feet] and covered balconies and terraces of some 40 square metres bringing the total floor area of each villa to almost 300 square metres [3330 square feet].


Living Room

The 4 super villas are the same as the standard villas with the addition of a full semi-basement floor of some 130 square metres [1,400 square feet]. This floor can be divided and laid out to the purchaser’s specification with extra bathrooms etc as required.
The villas have 4 very large bedrooms each with en suite bathroom. The master bedroom is truly masterful with a total floor area of some 36.5 square metres [400 square feet] and incorporating a dressing room and extra large bathroom.The master bedroom also has a very large balcony overlooking the swimming pool.
The large kitchens are fully furnished with ample storage and electric outlets. The lounge/reception room includes a decorative glass fronted fireplace which can be used as a traditional open fire or converted for use with LPG.
Site areas range from about 765 to 975 square metres [1,000 square metres = quarter acre] depending on location.
Each swimming pool is 50 square metres in area and 1.4 metres [ 5 feet] deep. A built in stairs with a chrome banister rail is included for ease of access.
Houses have public water and electricity supplies connected and each has an individual septic tank. All houses have double glazed pvc windows and terrace doors. All windows and doors are fitted with decorative wrought iron which as well as providing full security also enhance the exterior appearance of the villas without obscuring the wonderful views from inside. All wrought iron on the windows uses a unique sliding system which makes opening/closing fast and simple.

AIR CONDITIONING AND HEATING
Each of the four bedrooms has individual remote controlled air conditioning fitted. A separate larger capacity unit is fitted in the lounge area. All five units have variable functions and can be used as room heaters as well as for cooling.
All houses have electric water heaters with 90 litre storage tanks

In addition each has a roof top terrace of over 130 square meters with a private bbq and spectacular views. The apartment occupants have access to the adjacent swimming pool which forms part of the community area.

GARDENS
All gardens are levelled and seeded and fitted with an automatic water sprinkler system. A large decorative stone. BBQ is provided in all gardens

WALLS AND FENCING
The external perimeters of the development are secured with a combination of natural stone walls built in the traditional fashion and lattice wire fencing.Internal boundaries are mainly of lattice garden wire fencing.

OWNERSHIP AND RESALE

Ownership of the villas and gardens will be vested in the individual purchasers.
Property can be sold at any time subject to new owner signing the relevant
maintenance contract and undertakings.
